Located in Kings Park, Long Island, this HUD Section 202/8 housing facility offers 114 one-bedroom garden apartments, each with a private entrance and patio. Martin Luther Terrace Apartments provides a variety of amenities and services including a large gathering room, kitchen, and laundry room in the Community Building. Activities, lectures and workshops on topics of special interest to the elderly are presented on a regular basis. Occupancy is limited to people at the very low income level. For our standard units, the head of the household or spouse must be 62 years of age or older. Our 11 units designed for the mobility impaired are available to persons 18 years of age or older who require the special design features of these units.

Martin Luther Terrace Apartments is owned by Lutheran Housing Development Fund Corporation of Long Island and managed by Wartburg Lutheran Home for the Aging, an affiliate of The Lutheran Care Network.

  • Eligibility Criteria for Applicants to Martin Luther Terrace Apartments
    • Occupancy of mobility-impaired apartments is limited to families that include a handicapped member with a mobility impairment requiring the special design features of these accessible units, where the Head of Household is 18 years of age or older.

    • Occupancy of standard apartments is limited to elderly families where the Head of Household or Spouse is 62 years of age or older.

    • Household income cannot exceed the Very Low Income Limit for the Fair Market Rent (FMR) area in which Martin Luther Terrace Apartments is located. 40% of units that become available each year will be leased to applicants whose household income does not exceed the Extremely Low Income Limit at the time of admission. The remaining units will be leased to applicants who meet the Very Low Income Limit requirements at the time of admission. For Fiscal Year 2021, the Extremely Low Income Limit is $27,300 for one person and $31,200 for two people. The Very Low Income Limit is $45,550 for one person and $52,000 for two people.

    • Occupancy of all units is limited to a maximum of two (2) people, exclusive of a live-in aide as defined by HUD.

    • A maximum of one (1) dog or one (1) cat per apartment is allowed. Additional pet rules apply.

    • Applicants must meet additional screening criteria established by Martin Luther Terrace Apartments in order to be eligible for occupancy. 

  • The waiting list for Martin Luther Terrace Apartments is open and applications are being accepted.
